Standard sessions are available Monday to Friday 11am - 5pmOR Twilight Sessions beginning about 1.5 hours before sunset. (Starting times may vary depending on season, travel, traffic, weather & listing size.)

***All properties will be photographed AS IS upon arrival! It is the agents responsibility to have the property 100% ready for photography upon the photographers arrival. Retouching services such as paint blemishes, dead grass, incomplete remodeling, etc will be charged at an additional premium of $150/hr.***
**Please arrive to the listing 15-30 minutes early, BEFORE the photographer, to ensure that your listing is 100% ready for photography & that all the lights are turned on, windows/blinds open, etc.**
Please note: If the property is not ready for photography upon arrival, or if the session extends beyond the allotted time, impacting subsequent bookings, a $150 reshoot fee will be applied.
